HOAShort-term/vacation rentals are often an issue in many of our neighborhoods. The state preempts municipalities from taking total control over this matter, but we do everything we can within the confines of that preemption. It is vital that everyone understands our policies and reports problems as soon as possible.

Background: The Vacation Rental Registration Program regulates vacation rentals as defined in Section 509.242 of the Florida Statutes (2015). A Vacation Rental shall mean any unit or group of units in a condominium or cooperative or any individually or collectively owned single-family, two-family, three-family, or four-family house or dwelling unit that is rented to Transient Occupants more than three (3) times in a calendar year for periods of less than thirty (30) days or one (1) calendar month, whichever is less, or which is advertised or held out to the public as a place regularly rented to Transient Occupants, and also a transient public lodging establishment as defined in Section 509.013. Florida Statutes (2016), but that is not a timeshare project.

Through the administration and enforcement of the Vacation Rental Registration Program, the Community Enhancement and Compliance Division ensures that vacation rental operators are current with their State/local licenses and tax requirements. The division inspects the property to ensure that each vacation rental property meets minimum housing and life safety standards. Lists of registered and enforced vacation rentals can be viewed HERE.
