Happy Thanksgiving Neighbors!
The weather has turned blissful! And our neighborhood is filled with walkers (not the geriatric kind!) and runners. Of course, we also have the occasional sigh- seer, but that is expected when you live in a neighborhood as beautiful as ours.
In light of the holiday, I am going to cut this article a bit short. I have a meal to prepare! In the last 30 days, the 30 days we like to call “pre-season” in Florida Real Estate, we have had three closings! That is a HUGE up tick from September and October in which we had no closings. The three homes that closed are:
-2411 Desota, an older home needing renovation which sold for $3,515,000. It is a one story home with 3500 sq ft under air, 76 linear feet on the water, and built in 1982. It sold for $1000/sq foot.
-2632 Sea Island Drive, a renovated home but not brand new, sold for $4,370,000. This home is a two story with 3,766 sq ft under air. It sold for a record $1160/sq foot.
-31 Pelican, and almost brand new and exceptionally designed home sold for $9,500,000. This beautiful home has all the required finishes and amenities for a new home in our neighborhood. It is 6473 sq feet under air, and it too sold for a record $1467.00 per square foot.
As I have been espousing, NEW CONSTRUCTION in Seven Isles is booming – if the design is great, the homes, although sitting on the market a bit longer than during COVID (boy were we spoiled!), but they are selling at premium pricing. There are a lot of nuances in our neighborhood, including understanding our security
parameters, our HOA, our social life and so much more.
