D ZalterIn the last month, I have had several buyers looking at Seven Isles. Our waterfront community, one of the only ones in Broward County with a Guard Gate, shines brightly amongst potential buyers. Although none of these clients have yet to pull the trigger, they are actively looking and are getting ready to do so.

This is a much needed change from this time last year, when really, all we heard were crickets. As a long time realtor who sells throughout the Tri County South Florida Area, I can definitely say that the buyers are BACK. They are a little more cautious and are not pulling the trigger as quickly as before, but they are BACK.
 
One of the obstacles that buyers are mentioning is that many of them (at least my clients) have interest-only loans in the range of 2.9 to 3.1 percent, and it is very hard for them to let that go, because for the affluent that is perceived as “free money.”

However, if you are considering selling your home, the good news is that these loans are beginning to expire! What that means is that those who have been chomping at the bit to move (think Weston Empty Nestors wanting to move east), are going to start to plan their journey east.

It is time to consider getting your home ready to sell.

If your home is older, price is going to be the most compelling aspect of the deal. But, you can help make the future buyer see the VALUE in your home by gorgeous landscaping, a wonderful curb appeal, and interior brightness, which can be achieved by painting the walls white, getting rid of drapes and obsolete window coverings, and if it doesn’t break the bank, possibly refreshing dated and older furniture.

-2721 Sea Island Drive, Vacant and Developer Ready Point Lot sold in November for $12,000,000

-31 Pelican, a newly built residence sold in November for $9,500,000

-In April 2025, 2626 Delmar sold for $27,800.000. This property, a double point lot featuring a wonderful sphere water feature and 10 bedrooms in over 13,0000 square feet, was newly remodeled by the previous owner.

-And finally, the most recent sale in the neighborhood was at 2412 Delmar. Brand new construction developed by Dotoli Properties on 76 linear feet of waterfront and featuring 4785 sq ft under air sold for $7164,446.
