Hi Seven Isles Neighbors. I am the Street Rep for Sea Island and I am also a Realtor with Compass FL on Las Olas.
The summer of 2025 saw the strongest buyer’s market nationally in over a decade, with an estimated 506,000 more homes selling than available buyers. While Florida (and Texas) are leading the way for buyer’s markets, we have BETTER NEWS in Seven Isles.
In the last 90 days, we have closed on four properties – two sold for land value, and the latter two, smaller and older homes sold for an average of $1100/square foot. I walked through both of these older homes, and why they sold before other older homes was because they were updated and on trend. They were also very well maintained.
We currently have 24 homes on the MLS listed for sale. This may seem like a lot, but did you know that a healthy market would have 10 percent of their inventory on sale? Seven Isles is an enclave of a little under 300 homes, so we are very much a HEALTHY market.
According to local statistics, the demand for high end property remains strong. In our segment, inventory levels are moderate, and demand is steady. Compared to recently, there’s a slight increase in listings, but there is also stable demand. Notable shifts in our neighborhood include an increase in new construction and a slight decrease in average days on market. Newer construction is selling faster, if the design is original and interesting. Homes that have just maximized square footage without any compelling design elements are not selling quite as fast.
If you are currently selling or are thinking of selling in the near future, it is very important that you are on board with making the house easy to show. A home that is difficult to get into, is a house that sits on the market. Selling a home is hard work, not just for the agent, but for the seller too, who must keep the house tidy, odor free, clutter free and sometimes, pet free (pets should not be home when we have showings–this said from a person who has two dogs and who thinks them better than humans!)
So, if you are considering selling, make sure you are emotionally and physically ready. All this will contribute to an easier and faster transaction.
