Donna ZalterI have met many of you through past block parties and events, but for those who I have never met or who are new to the neighborhood…Welcome! Seven Isles is such a wonderful neighborhood. We are one of the few neighborhoods that has a sense of community; one of which we are proud, being that it is a rarity in today’s fast paced world.

This is my inaugural column about the hyper local Real Estate Market. Monthly, I will highlight different aspects of the market. I will try to keep it relevant to our little neck of the woods, but of course, if there is news trending in the Real Estate Market, I will delve into that too.

Our zip code, 33301, is experiencing a shift toward a buyer’s market. But with 6 months’ supply of single family housing, we are in what is considered, a BALANCED market.

Another way to determine a balanced market is to base it on the percentage of homes available for sale in a specific neighborhood or building, if we are talking about the condo market. In Seven Isles, as of AUGUST 26, 2025, we have 23 homes for sale. Since we have approximately 300 homes in the neighborhood, we are still in a seller’s market – although homes are sitting on the market way longer than during Covid, when we were truly SPOILED! Average days on the market now is 193. However, we are coming out of the slowest summer season I have ever experienced in 20 years, so I would caution not to use those Days On Market as a litmus test. Let’s see what the Fall season brings. Personally, I am just starting to get some foot traffic on listings that have been sitting all summer.

Just a few other interesting stats:

We have one property under contract: 2518 Barcelona, which is being sold for land value, It is asking $3,200,000. Let’s see what it closes at. All who are living in older homes will be better able to gauge your home value. That is a pretty significant bump, even if the market is a bit sluggish right now.
